The process of a short sale requires the close cooperation of the property owner, the realtor/s (listing and selling), Miranda Group, the lender, the title companies, the escrow company, the buyer/s and a number of other parties.


For the purpose of assisting with a short sale, property owners may contact or be referred to us, or that you, the realtor, may refer a property owner to Miranda Group. Over the years and as a result of negotiating thousands of short sales and other workout transactions, Miranda Group’s developed four valuable assets.


These assets are:


    * Broad knowledge base in the complex realm of lender's policy.

    * Advanced negotiating skills and tools.

    * Strong ties with lenders.

    * Extensive experience in dealing with and solving many complicated financial and real estate situations.


A workout specialist from Miranda Group will oversee the progress of the transaction, collect all the necessary documents and information and negotiate with the lender the terms of the short sale or any other solution. In some cases delays may require that we contact the lender for extensions on foreclosures or dead lines. The success of the transaction depends first and foremost on the approval of the short sale of the property by the lender, but it is also dependent on the cooperation and the quality of work of all parties involved.


Realtors will be rewarded by repeat referrals from Miranda Group when they prove to be reliable in performing all the required tasks, finding serious buyers and completing the sale.


The role of the Realtor is to be the local contact person with the property owner/distressed borrower. The Realtor is partnering with Miranda Group for a win-win transaction and is responsible for the following activities:


    * Sign a Service Agreement and a Referral Fee Agreement with Miranda Group

    * Sign a listing agreement with the property owner

    * The Realtor is expected to prepare the estimate for the property

    * List the property with MLS

    * Be quick to find potential buyer/s

    * Show buyers, appraisers and any other inspections related to the property

    * Notify Miranda Group of offer made by any potential buyer

    * Update Miranda Group as for any updates on the property, buyer

    * Contact a selling agent if required to expedite the sale

    * Open escrow and Title

    * Close escrow
